We operate an open pricing policy. This means we are fully up front and transparent on the fees you will be charged for our service. Our property search broker fee also reflects the amount of money we have saved you in our negotiations. We do, however, have a minimum fee which is very competitive.

Property Search

A standard price of £1000 or 20% of the difference between the final agreed negotiated price (your price) for the property and the estate agents valuation at the time of offer. From time to time, when we secure a property at an exceptionally low price e.g. where the estate agent's valuation is below market value for a quick sale; we reserve the right to ask for a fee which is higher than our standard fee. This will be limited to a ceiling of £1,500.

       Your Price = £70,000

       20% of difference between above prices = £1,400

       Fee due £1,400

       Estate Agents Valuation = £75,000

       Your Price = £72,000

       20% of difference between above prices = £600

      Fee due £1,000

Tenant Placement

£500 to find and place tenant or discounted to £199 when tenancy is to be managed by us

Tenancy Management

10% of monthly rent or £40 pcm whichever is the greater

Inventory Check £50

For just £50 we can provide a full inventory of your property recording the condition of its fixtures and fittings. First we visit the property and record all fixtures and fittings, then we tour the property with your tenant and agree its condition which is then recorded for use when they check out. At check out we tour the property with your tenant again and agree the condition of  its fixtures and fittings taking into account fair wear and tear. Any anomalies are addressed there and then with your tenant.
