What is an EPC?
An EPC provides an Energy Efficiency Rating of a home and an Environmental Impact (CO2) Rating. It will show its current ratings and its potential ratings. These are presented in a similar way as energy efficiency ratings of domestic fridges and freezers with ratings from A (highest rating) to G (lowest rating)

Why Bother?

The EPC is not only legally required, it offers useful information to the landlord and the tenant.

For landlords it tells you how efficient your properties are currently and what measures can be taken to achieve their potential rating. For tenants, it demonstrates the cost of heating and lighting their home with its current rating and savings that can be made if it achieved its potential rating

Is there a Pass or Fail?

No. The assessment is just an advisory document.

What do I do with my EPC?

You will need to keep it in a safe place and show it to any new tenants

How long will it remain valid?

10 years

* EPC Assessments available from £50 per property if you have a minimum of 3 properties available for assessment on the same day. For between one and two properties, the fee is £55. There is no VAT to pay.
