Our tenancy set-up and tenancy management services are very competitively priced and aim to give you a worry-free experience.

Since we specialise in managing long distance buy-to-let tenancies, we think we can offer a better service than our local competitors. We offer a two-tier service; a tenancy set-up facility and a full tenancy management service.

Tenant finding service

Quite simply, we will find you a suitable tenant for your property paying you at least the market rental value. We have a database of prospective tenants which we constantly update.

Our tenant finding service includes:

  1. Marketing of the property to prospective tenants
  2. Conducting viewings of the property
  3. Screening prospective tenants based on our own strict criteria
  4. Credit check
  5. Guarantors where appropriate and credit checking of same
  6. Collection of holding deposit from successful tenant
  7. Creation of all tenancy documents (agreement and notices) for the landlord and tenant to sign
  8. Reading of utility meters
  9. Contacting the utility companies and the local council (for council tax) to advise them of the new tenants
  10. Collection of tenancy deposit (bond) and first month's rent
  11. Handover of keys
For our tenancy finding service we charge either £199 if you sign a 12 month tenancy management service or £500. In the event that you sign a 12 month agreement; should your tenant not last the full 12 months then we will find you a replacement tenant free of charge - that's our guarantee!

For an extra £50.00 we will conduct a full inventory of the contents of your property to be used as the 'fair wear and tear' benchmark when the tenant eventually moves out of the property. This is an effective way of resolving any such issues that may arise at the end of the tenancy, in an objective manner. We recommend you take this option.

Our tenancy management service includes:

  1. Rent collection and rent forwarding
  2. Point of contact for tenant in the event of any problems
  3. Legal and safety administration
  4. Bi-annual property checks
  5. Organising emergency and non-emergency repairs
  6. Tenant inventory check-out and hand over of keys
Our tenancy management service fee is equivalent to 10% of your monthly rental income or a minimum of £40 pcm
