We provide a streamlined property search service for you to save you both time and money doing it yourself. We are constantly searching and viewing properties so we always have  details of the right properties at our finger tips.

Once we have found the right property for you, talk to us and we can negotiate on your behalf with the aim of saving you hundreds if not thousands of pounds.

We have viewed hundreds of properties in our region. Most of these are not suitable for our long-distance buy-to-let investors either because they are not in a ready-to-let condition (and require too much work) or they are unrealistically priced with no room for negotiation. Those that are suitable require just cosmetic work or no work at all.

We will match properties to your requirements for you to consider and perhaps give us the go-ahead to start negotiations  and put in an offer on your behalf.

Please note that we will not give details of the properties' location or the identity of vendors or their agents. This is simply to protect our own interests as we have done all the hard work to find them. Once your offer has been accepted by the vendor, we will ask for our negotiator's fee and then we will immediately release these details to you.

The aim of our negotiations is to get the property at the best possible price for you. We have a very good knowledge of property prices in our region and we can detect over-pricing as well as good value pricing fairly easily.

We also understand sellers' motives for selling - this can be crucial when putting in an offer and can make the difference between saving you nothing and saving you thousands of pounds.

Our relationship with local agents is very good - they know we are not time-wasters because of our track record with them and we help them speed up the turnover of their properties. They are far more likely to promote our offer to a vendor than an offer from an unknown party with whom they do not already have a good relationship.

Our Fees

Our fees are sensible, realistic and therefore very competitive. We either charge a flat fee of £1000 or 20% of the saving negotiated against the estate agents valuation at the time of offer; whichever is the greatest.

Our fees represent good value for money when you consider the amount of time, effort and expense we save you in researching the market and also we are in the best place to negotiate the best price for your property.

At no extra charge, we can also deal with the purchasing process to ensure a smooth transaction. On a day-to-day basis we can deal with all parties involved in the sale - the vendor or their agent, the solicitors, mortgage advisor and insurance company. This takes away the day-to-day hassle of the buying process from you. We will give you regular updates on progress. For us to do this you would need to use our nominated solicitor  The firm of solicitors we nominate is the one we use so we can vouch for their efficiency and effectiveness.

payment terms

We offer a no completion, no fee promise.

We send you a Fee Agreement with a copy of our terms and conditions, which you then sign and return to us. All property transactions must go through our solicitors. We send the solicitors the completed Fee Agreement and then our fees are drawn by the solicitors at the time of completion. No completion, no fee.
