Since 1st October 2008 it is a legal requirement for all landlords to provide a valid EPC (Energy Performance Certificate) to new tenants

Lasting 10 years, the EPC assesses the energy performance of a property taking in to account, for example, the type of lightbulbs in the property, the presence (or not) of cavity wall insulation and loft insulation and type of heating

The outcome of the assessment will give landlords an Energy Efficiency rating and an Environmental Impact (CO2) Rating

Properties in the north east of England represent particularly good value, you can currently pick up good 2 bed rental properties requiring little or no work for around £70k - £80k in decent areas that will give good capital growth.

House values here have more than doubled in the last four years (www.proviser.com) suggesting that these properties are good long term investments.

Rental returns are good - expect to get between 6% and 8% (remember, this will effectively buy the property for you). And remember, while your mortgage repayments may only fluctuate slightly, the rent you charge will go up so your rental returns should increase over time unless there are sharp interest rate rises.

Let us get on with it on your behalf. We think we are very well placed to negotiate for your property since we have conducted the viewing on the property you are interested in. We also have a very good knowledge of the local housing stock in general so we will know how the asking price sits within the local market. We also have a good relationship with all the major selling agents in the area.

If we succeed in achieving a discount, our negotiator's fee will be equal to 20% of the discount achieved; that's 20% of the difference between the NSP (negotiated selling price) and the FMV (full market value). If we can't achieve a big enough discount, then all we charge is a flat £1000. In short we either charge 20% of the discount negotiated (NSP v FMV) or £1000 - whichever is the greatest amount.
